Details of Our Pricing & Terms

At COHI, we have the expertise, resources, and flexibility to fund loans on several types of commercial and residential properties. We only fund first position loans on real estate. COHI does not fund second position mortgages or offer mezzanine financing.

Property types that may qualify for our short-term real estate loans can include (and are not limited to):

  • Residential properties, like multi-family properties, rental properties,and second homes
  • Commercial properties, like office and retail buildings, industrial properties, strip malls, gas stations, and much more

COHI believes in fair pricing and terms for all of our loans. That’s why our:

  • Rates vary from 11% to 13%, depending on the type of Colorado property and the length of the loan.
  • Fees range from 2% to 5%, and there are no upfront fees (for due diligence costs).
  • Loan-to-value (LTV) ratio can range up to a maximum of 70%.
  • Loan amounts range from $50,000 to $3,000,000, depending on the type of property, the location, and the condition of the property.
  • Prepayment terms on each loan are flexible, varying with the length of the loan.

Additionally, with COHI, investors get the benefit of:

  • Interest-only payments: Borrowers only pay interest throughout the term of the loan. There are, however, some cases when the payments are built into the loan.
  • Extension clauses: All loans can come with an extension clause just in case plans go off course.
