Residential Property Types
At COHI, our hard money loans are available for residential properties like (but not limited to):
- Second homes
- Rental properties
- Multi-family properties and residences
- Mixed-use properties
- Apartment buildings and complexes
Residential properties can be refinanced or purchased with COHI funds as long as the owner does not occupy the property, even if the subject property is a duplex, triplex, or a fourplex. COHI does not fund consumer loans.

COHI funds loans for raw land on a case by case basis. Please contact us if you’re looking for financing for a transaction involving raw land.
COHI does not fund ground-up construction loans. We are willing to consider funding the completion of a partially completed project where:
- The original financing does not cover the job
- The original lender will not continue funding.
In these cases, COHI may refinance the original loan amount, plus the funds needed to complete the project.
